One of the most common pieces of advice in the notary industry is, "Go direct." The promise of higher-paying assignments is appealing, and for many signing agents, it's a goal worth pursuing.
What often gets left out of that conversation is what comes with that higher compensation.
When you work directly with title companies, you're not just performing your notarial duties. You're becoming an extension of their team. They're trusting you to represent their company, serve their clients professionally, and return complete, accurate, and organized loan packages.
The signing itself is only part of the job.
The Work Doesn't End When the Signer Leaves
Many new signing agents think the assignment is over once the last document is signed.
In reality, another phase of the job often begins.
Depending on the title company, you may be expected to:
- Read and follow detailed closing instructions.
- Reorganize documents into a specific order.
- Separate packages for different departments or recipients.
- Review documents for signatures, initials, dates, and notarizations.
- Prepare and ship packages according to company requirements.
Sometimes the documents are printed for you. Other times, you'll print them yourself. Either way, don't assume the order you receive them is the order they should be returned. Every title company has its own procedures, and it's your responsibility to follow them.
Some instruction sheets are a single page. Others are several pages long. The professionals who succeed are the ones who slow down, read carefully, and execute the assignment exactly as requested.
Higher Pay Comes With Higher Standards
I'm not saying this to scare you away from working directly with title companies.
In fact, I encourage it.
Working direct often leads to stronger relationships, better communication, more consistent work, and higher earnings.
But understand this: higher pay comes with higher expectations.
This isn't the place for a "good enough" attitude.
You can no longer afford to be subpar.
You have to bring your A game every single assignment.
That means being organized, punctual, detail-oriented, responsive, and dependable. It means dressing professionally, communicating confidently, and representing yourself in a way that builds trust with both the signer and the title company.
At this level, there's no room for a side hustle mindset.
Title companies aren't looking for someone who's simply available. They're looking for someone they can rely on to protect their reputation and help move transactions to the finish line.
